Details on the Former MoDOT District 2 Complex
On June 13, 2013 Onshore Technology Services signed a ten year lease agreement with the County of Macon to lease the Main Office Building of the former MoDOT District 2 Complex. This lease consisted of 27,506 square feet of office space with lease payments in the amount of $6,876.60 per month or $3.00 per square foot per year. The County was honoring their contract with MoDOT by utilizing the Complex for Economic Development and job creation. It was not the intent of the County to make a financial gain on the leasing of the property; therefore the lease payments were used to cover the cost of normal maintenance and provided the ability to add value with capital improvement projects.
The County was not soliciting the sale of the former MoDOT Complex. Onshore Technology Services and the County were only in the second year of their ten year lease agreement. The County was approached by the owner of Onshore Outsourcing to sell the property and after several offers were presented to the County Commissioners, an agreement was reached on September 18, 2014.
The County of Macon and Onshore Outsourcing reached a tentative agreement for the purchase of the former MoDOT Complex located at 902 N Missouri. The Complex consists of three buildings on 5.5 acres of land and was recently appraised for $2 Million Dollars. The sale price of $1.7 Million Dollars is to be spread out over the next seventeen years with annual payments being made to the County of Macon. The County granted a property tax abatement for a period of seven years on the Complex. Additionally, the County will retain the use of the former MoDOT Maintenance Building for up to two years during the construction of the Courthouse/Jail Project. As part of this agreement the County will remove all mechanic equipment from the Maintenance Building and Service Station. These terms are agreed upon pending a formal contract.
The County Commission believes that this agreement will give Onshore Outsourcing the opportunity to grow while protecting the assets and interests of the tax payers of Macon County.
